May 1, 2012 — TVA will continuing holding the water level in Blue Ridge Reservoir at approximately 1,672 feet (its current elevation) at least through the end of July 2012. This means the reservoir will remain below normal summer pool for this year.
Blue Ridge Dam is safe and stable. There is no change in the dam’s ability to hold water.
Because public safety is TVA’s number one priority, we are being overly cautious and holding the reservoir at this level after we saw unexpected ground movement on March 7, 2012. This movement occurred during the completion of the two-year Blue Ridge Dam rehabilitation project.
To ensure long-term dam safety, we are conducting significant monitoring, testing and analysis on the earlier ground movement at the dam. Holding the reservoir steady provides TVA consistent conditions for collecting the data necessary to complete a full engineering evaluation. It removes the variable of fluctuating water pressure against the dam from monitoring readings. This will allow us to determine if additional long-term stability work is necessary before completing the dam rehabilitation project.

Top 5 Fishing Spots In North Georgia
North Georgia has some beautiful trails that wrap around streams, creeks, rivers, lakes, and ponds. These places can be a haven for good fishing no matter what you’re wanting to catch. Whether it is fly fishing, trout fishing, good bass fishing, or just killing time on a weekend, these waters have great features ready to be had. These are what I consider to be the top five North Georgia fishing spots. These all have great aspects and are worthy of a weekend visit if you’re nearby.
Lake Chatuge
Lake Chatuge is a TVA reservoir, 7,050 acres large. Good bass fishing can be found on this lake, which is best accessible by boat. It is near Hiawassee, Georgia and has its prime fishing season from March through November. Some nice cabins make for a good vacation spot here. This is a great area to pull out white bass, spotted bass, and large mouth bass.
2011 Real Estate Market Recap On Lake Chatuge
Stable is the first word that comes to mind when it comes to the Lake Chatuge Residential Real Estate Market. Lake Chatuge is one of our largest North Georgia Mountain Lakes, stretching into Western North Carolina and bordering most of Hiawassee, GA.
There were 19 Homes Sold on Lake Chatuge in 2011 according to the data collected from our Northeast Georgia Board of Realtors® MLS. That is an increase of almost 12% from 2010 where there were 17 Lake Houses Sold on Lake Chatuge. Again, stable being the operative word here and that is a good thing. However a trend that has been holding true over the past couple of years that is not so good is the Sold To Original Percentages. In 2010 the Average Sold Price was only 67% of the Original List Price. In 2011 that number came up a bit at 69%. The Sold To Original List Percentages on Lake Nottely and Lake Blue Ridge was 76%. The Sold To Current List Price was significantly better at 87%. The Average Sold Price in 2010 was $563,853 and the Average List Price was $671,235. In 2011, the Average Sold Price was $473,650 and the Average List Price was $542,800. After looking at the Average Sold Price year over year, maybe Stable is not the operative word. Unfortunately Foreclosures, Short Sales, REO’s and Distressed Sales of all kinds continue to drive down Home Values here in the North Georgia Mountains. As you can see, Lakefront Real Estate is not an exception.

Real Estate Sales were Driving Upward on Lake Nottely in 2011, comparatively speaking of course. With Only 8 Homes Sold on Lake Nottely in 2010, surely sales couldn’t go anywhere but up! And they did, in fact Homes Sales on Lake Nottely were up 165% in 2012 with a total of 21 Lake Homes, Cabins and Cottages Sold. Of the 8 Homes Sold in 2010, the Average List Price was $389,525, with the highest list price being $650,000. The Average Sold Price on Lake Nottely in 2010 was $375,112 and the highest priced home sold was $642,396.
